Granted it was twighlight but the greens were exceptionally slow and in places fairly 'shaggy long' with lots of poa seed heads. Tee boxes were for the most part uneven and tough to find a level stance on. Fairways were patchy and in places rough with stalky long grass and did not look like they had seen much water (despite there being on-course irrigation spray heads dotted around the fairways) or fertiliser to support grass growth and coverage.
Bunkers appear to not be raked or dressed much.
There are a number of rules for playing the course which are genuinely needed to encourage safe play so are certainly fair. However, there are also some rather petty rules about how to exit tee boxes and the final green which seem to have nothing to do with safety or maintaining the course in a good condition.

A challenging course
I played the course on my own having recently discovered it online and thought I’d check it out on a cheeky afternoon off work. It bills itself as a very friendly course and I found that was justified, both from the helpful lady at the bar who checked me in, to one of the members who explained the layout of the course in detail before I set off.Several of the holes are much more challenging than the distance would suggest with some major variation in altitude. I think I would have been able to deal with this a bit better if I knew the course in advance or had gone round with a member but even then it would have been quite testing. I largely had the course to myself so there was no problem with the cross-crossing fairways but I imagine if it’s busy there could be delays.
I’d say it’s well worth a look if you’re in south east London.

The course is right on my doorstep and always avoided through word of mouth on how all the holes criss-cross. Finally gave it a go and pleasantly surprised how much I enjoyed playing. No actual cross overs but a big fairway defined by slopes for each hole. Course plays a lot longer then the yardage due to raised greens and you end up using every club in the bag.
Judge it for yourself and you will be pleasantly surprised.

I do agree with some people on here that the fairway system is confusing, you can see that they have crammed a lot in to a tight space. However once you have played it a few times it all becomes second nature.
Course is in really good condition from tee to green, and although it is in no way long it does present a challenge and punish you if you're not straight.
Overall a good club to use as a practise venue especially for your iron play, worth a visit but I would suggest going with a member as you will need one to negotiate the fairways!
