Any builders on here?

Posted by: user40826 | Wed 9th Feb 2011 19:08 | Last Reply

Looking to convert our garage into another room. The garage is built into the house (not detached or next to the house.)  The house is 5 years old and the only stumbling block is if the floor is insulated?  The floor in the garage is on the same level as the floor in the hallway.  It could save us thousands if it is already insulated.   Is there a test I can do or is more than likely absolutely fine?     Any ideas?

Chris,

I would drill down into it with a core drill(in a corner), this will show you the layers of material. If you know any plumbers, they've usually got some. Chances are with a 5 year old house with an integral garage you should be ok......

Cheers mate, I keep that answer from friends and families.  I can't see why it wouldn't be as its on the same footings as the house.  I'll keep looking for a definate answer.

Chris - the word you were looking for was integral garage. If its 5 years old it will be constructed the same as the rest of the property. Be aware that you may actually lose value when you come to sell as many people would prefer a garage.

Good luck.

Believe me its not a garage worth putting a bloody car in.  You could reverse in but never get out of the car!  I can't believe they are allowed to class them as a garage.

Anyway, long story short, been in touch with Building Regulators and they said it would be more environmentally friendly to just insulate over the top and then lay a wooden or carpet floor.

Basically the money we would save on the heating would not be worth ripping up the floor. Basically it is more environmentally friendly not to rip it up!

Bonus.

Part of the conversion is a utility room at the front with work top space.  I've told the builders to leave enough space at the end of the worktop for my golf clubs to sit!
